Strategy games, action games, Lord of the rings works in different genres and with different types of gamers. And Amazon obviously has massive reach through its streaming service and puts their full budget behind making and marketing the rings of power. All of this combines to make Lord of the Rings an IP that continues to grow to this day.

Toy and merch sales are also down massively though, nobody reads western comics, Disney had to shut down their star wars hotel and Star Wars video games have been in a fairly dire state too. There were the Jedi Survivor and Fallen Order games which were moderately successful and then there were the hated new Battlefront games and that's about it since Disney took over. Spin it however you want, Star Wars is objectively far less popular than it used to be.
The prequel re-releases still drive tons of people to the theater. The games are consistently among the top 10 sellers of any given year. Baby Yoda plushies are consistently popular. And comics are dirt cheap to make. Star Wars has huge appeal across every demographic, and serves every type of consumer. Hence, it's widespread popularity.
