These movies are ridiculously cheap to make, they are more profitable than most current big budget productions, and came out when theater attendance was still down because of covid.
Also, these movies go really hard as home media. Someone is making a lot of money of these films, it's not strange that they're making a new one.

X and Pearl were shot at the same time and released the same year, they only cost 2 million together and made ~ 25 million together. Essentially this is the same as a single film making around 25 million on 2 million budget. Undeniably a success and of course they would greenlight another sequel, especially if it's also not very expensive.
Also, obviously a lot of people watched it when it hit digital and physical releases, which added to the overall profit.

Also, any money is good money, just cause it wasn't Blair Witch doesn't mean it's not worth anything in terms of profit. I also assume Ti West wrote MaXXXine long before, the trilogy was planned from the start, but he could only shoot two movies at once because MaXXXine takes place in a city while Pearl and X in the same rural area. So A24 is just fulfilling the vision Ti West had from the start for three films.

Because they're shown only in small arthouse cinemas which only exist in big cities. And then they only run for like a week or two.
Pearl and x had really tiny budgets so a lot more probably went into marketing and horror sucks at the moment. barely any solid horror movies have come out in the past couple of years.

late night with the devil and immaculate were ok. longlegs and cuckoo look interesting but that's about it. most horror movies at the moment are just really bland possession movies or blumhouse.
I'm actually enjoying horror a lot lately, the slowburn arthouse style of the 2010s has declined a bit and directors are embracing a certain amount of schlock again
