there's two roundabouts either end of the studio, if you're at that one you're at the wrong end, so you 180 around the near roundabout that sign is on and go to the other one, then take a right and head into the tour parking area; it's not a huge site as industrial units go, you can't really miss it
if you go into the site at that end looking like a tourist the guy on the gate rolls his eyes at you and points you back to the roundabout anyway

it's because of tax incentives and land values, usually; Warner Bros owns or otherwise has the right to build on the land adjacent to its existing studios at Leavesden so it's probably land values in this case (there's also fields behind the site for potential future expansion)
for many if not most applications film work is indoors anyway, particularly with CGI heavy works like tentpole features, so while it does mean you have to fly people from LA to Watford it also means you don't have to buy up a few square feet of Forest Lawn Drive at a time or buy up the housing (where people who work for you actually live in many cases) off West Olive, plus the WB lot in LA is just insanely big as it is, especially now they've added the Burbank Studio to it

If Superman flops, then what? You have an expensive Daily Planet set that you can't use for a few years at minimum.
A generic office set is a generic office set that can be used for Rom Coms, action movies, docudramas, whatever. Even if their capeshit flops, the sets can still be useful.

This is a moronic assumption, not only can they theoretically use these sound stages for whatever projects they have filming at any given time (DC or otherwise), they could also rent them out to other productions. There's no reason to believe they'll just be sitting unused.
