But imagine you're the bank and someone is basically living in a house that you own 90% or more.. you would want them to take care of the house.. what if they don't? I would spend more on insurance, PMI, maintenance, and property taxes every month if I bought than I spend renting a one bedroom apartment. Plus I'd be locked to the area unless I wanted to get killed on closing costs. Maybe I'm just spooked by having lost the family home in the 2008 crash, but housing doesn't seem like a great investment to me. The extra money I'd spend buying a house can be invested into the market instead, which historically appreciates quicker than housing does. Only benefit from home ownership I can see is that it's a leveraged investment.

I would spend more on insurance, PMI, maintenance, and property taxes every month if I bought than I spend renting a one bedroom apartment. Plus I'd be locked to the area unless I wanted to get killed on closing costs. The extra money I'd spend buying a house can be invested into the market instead, which historically appreciates quicker than housing does. Only benefit from home ownership I can see is that it's a leveraged investment.
