        Not worth it. You want something that is in a decent area but is falling apart on the inside and the owner is just done with. Put a new coat of paint, some plants, do the bare minimum so the inspector won't say anything, etc. Basically just turn it into a shitty mcmansion. You can make a profit while still selling it a price low enough that people will over look all the little flaws under the hood because people go "Shiny, new AND WHAT A DEAL!"

          I would definitely feel guilty if I sold someone a house that I knew would give them financial problems later on.
          My mom got fricked by her inspector I guess because she bought a house with an eternal leak in the chimney that none can seem to fix and it keeps rotting out the ceiling.
