The Ward. I remember being surprised by how good it was but there are caveats that I'm a John Carpenter fan and went into it with rock-bottom expectations (expecting Ghosts of Mars level trash). As such, I've never watched it a second time; the pleasant surprise that it wasn't garbage probably carried my enjoyment of it and I don't want to ruin that.
