Basically with Sauron defeated, at some point Aragorn's descendants get corrupt and there's subterfuge that collapses Gondor.

Pitch a plot for one. You don't need to get too detailed, I just genuinely don't see what there is to continue with. The appendices basically depicted the mop-up after the war and some history after The War of the Ring but nothing sequel-worthy, and Tolkien explicitly stated evil never again took a single form like it did in Sauron again.
